What is a Home Inspection
Inspections are done to the standards of practice and code of ethics of the American Society of Home Inspection (ASHI). The inspection is a non-technically exhaustive visual inspection. I rely on state and national standards for construction and safety. These include:

Occupational Safety and Health Standards (OSHA)

The National Electric Code (NEC), Residential Electric Installations

International Residential Code (IRC) for one and two family dwellings.

EPA and VT Department of Health Lead abatement guidelines.

EPA Radon protection Guidelines
That said it is not a formal code or engineering inspection. It can determine if a licensed trades person or engineering should inspect the sections of the property. Any system that needs a professional inspection will be listed in your report. I cannot estimate the cost of repairs due to the limited inspection available to me and the variability of material and hourly cost. I am willing to provide referrals to qualified trades persons on request.
My inspections start outside on the roof and end in the basement or crawlspace. I inspect all area of the house that are available. These include; the attic, bathrooms, bedrooms, kitchens, living areas, cubbies, basements, fireplaces, chimneys.
